Introduction of DDA Shramik Awaas Yojana: A Brief Insight

Owning a home is everyone’s dream and in places like Delhi having a home is like dream comes true.
Our backward section of society which comprises labours and workers also have that same dream to own a house.
But to financial instability, some of them never fulfill their dreams to purchase their own house.
Keeping these things in consideration, Delhi Development Authority started new low cost housing scheme in which flats will be provided at very low price.
The name of Scheme is “DDA Shramik Awaas Yojana 2025”.
The other major and prominent name of this scheme are “DDA Shramik Housing Scheme” or “डीडीए श्रमिक आवास योजना” or “DDA Shramik Awaas Scheme” or “DDA Housing Scheme for Building and Other Construction Workers”.
Delhi Development Authority is the implementing agency of this scheme.
A well-constructed house/ flats on discount will be provided to every eligible Building and Other Construction Worker/ Labour.
25% Discount will be provided on the original price of flat under DDA Shramik Awaas Yojana to beneficiary worker or labour who purchased the flat from Delhi Development Authority.
The original price of flat under DDA Shramik Awaas Yojana is between 11.54 Lakhs to 11.67 Lakhs.
After 25% discount, the price of flat will be 8.65 Lakhs to 8.8 Lakhs.
The plinth area of flats which are provided under this scheme is 34 Sq Meter to 35.1 Sq Meter.
DDA Shramik Awaas Yojana is started for only registered workers or labours who are registered in Delhi Buildings and Other Construction Worker Welfare Board on or before 31-12-2024.
EWS category beneficiary are eligible to apply for low cost flats under DDA’s Shramik Awaas Yojana.
Beneficiary of PM Vishwakarma Yojana are also eligible to apply under Shramik Awas Yojana of Delhi Development Authority.
Flats will be allocated to beneficiaries on First Come First Serve Basis. (Pehle Aao Pehle Pao)
Registration of Beneficiaries is started from 06-01-2025 and booking of flats will start from 15-01-2025.
Registration Fees is Rs. 2,500/- and Booking Fees is Rs. 50,000/- which is non refundable.
DDA Shramik Awaas Yojana closing date is 31-03-2025.
Loan Facility is also available from fintech AMBAK which collaborated with DDA.
Current location of flats are at Narela Pocket 3,4,5,6 Sector G2.
All process of DDA Shramik Awaas Yojana is online in which Registration for Scheme and Booking of Flats will be done through New Awaas Portal of Delhi Development Authority.

Delhi Development Authority will provide the below-mentioned benefits to all Eligible and Registered Building and Other Construction Workers of Delhi under its DDA Shramik Awaas Yojana :-
- Low Cost Housing Flats will be Provided at Discount.
- Discount of 25% on Flat Price will be given to Shramik/ Labours on the Purchase.
- Expected Original Flat Price is between 11.54 Lakhs to 11.67 Lakhs which can come to Rs. 8.65 Lakh to 8.8 Lakh after discount.
- A Total of 700 Flat will be Allotted in Narela Pocket in First Phase.
- Loan Facility is also available.
- Flats will be allocated through Lottery System on First Come First Serve Basis.

Eligibility Conditions Required to be Fulfilled

Housing Flat on a Discount of 25% under DDA Shramik Awaas Yojana will only be provided to those beneficiaries who fulfill the below-mentioned eligibility criteria of scheme :-
- Applicant should be a Building or Other Construction Worker.
- Building and Other Construction Worker should be Registered in Welfare Board (DBOCWWB) on or before 31-12-2024.
- Beneficiary Applicant should be Permanent Resident of Delhi.
- Beneficiary Applicant should be belong to the Economically Weaker Section Category. (EWS)
- Beneficiary Applicant’s Annual Family Income should be less than Rs. 10 Lakh per year.
- Beneficiaries of PM Vishwakarma Yojana are also Eligible to Apply.

Documents Required to be Attached

Beneficiary Building and Construction Workers will have to upload the following documents at the time of applying for low cost house under DDA Shramik Awaas Yojana :-
- Residence Proof of Delhi or Domicile Certificate.
- Shramik Aadhar Card.
- Registration Number/ Identity Card of Beneficiary Shramik.
- EWS Certificate issued by Concerned Authority.
- PM Vishwakarma Yojana Registration Number. (If a Beneficiary)
- Mobile Number and Email.
- Self Declaration or Certificate of Income.
- PAN Card.

How Beneficiaries Can Apply to Avail the Benefit of this Yojana

Delhi Development Authority has provided the online facility to book and take part in allocation of low cost house under DDA Shramik Awaas Yojana for the year 2025.
DDA Shramik Awaas Yojana Online Application Form is available on the New Awaas Portal of Delhi Development Authority.
Registered and Eligible Building and Other Construction Workers can visit the portal and apply to get their dream house on very low cost under this scheme.
Open the Portal, Choose DDA Shramik Awaas Yojana from the Home Page.
Click on Create Login to Register.
After that Click on New User Register Here for Registration.
A Registration Form will appear in which beneficiary have to fill Name, Email, Mobile Number, Aadhar and PAN Details as shown in image below.
Click on OTP for mobile and email verification.
After OTP verification, User ID is Beneficiary PAN Card and Password will also sent on mobile phone through SMS, Login with the same.
After Login, Choose DDA Shramik Awaas Yojana and pay the Registration Fee of Rs. 2,500/-.
After successful payment, beneficiary will have to upload all the required documents on the portal.
Click on Submit Button to Submit the Registration Form of Delhi Development Authorities Shramik Awaas Yojana.
Registration of DDA Shramik Awaas Yojana will opened from 06-01-2025.
Booking of Flats will start from 15-01-2025 on 11 AM.
When Booking starts, Beneficiary Applicant will have to Login again and choose the flat category and location.
Then portal will provide 15 minutes to pay the booking amount of Rs. 50,000/-.
Both booking amount and registration fees is non refundable.
After payment got confirmed from bank side, the flat which beneficiary choose will be allocated in his/ her name.
Within 24 hours, Delhi Development Authority issued a Demand cum Allotment Letter in the name of beneficiary.
Beneficiary Shramik will have to pay the flat amount to DDA within 60 days after the issuation of Demand cum Allotment Letter.
After full payment of flat is received, DDA issues the possession letter in the name of beneficiary.
Conveyance Deed will also executed on demand in favour of the beneficiary.
